Lilypad Estates service starts with the initial valuation which includes advice which may be helpful to enhance a sale. We advertise on all the property portals so a vendor can rest assured that Lilypad Estates have made sure that the property is advertised to its fullest potential, this is apart from the database of purchasers that Lilypad Estates already has. All offers on a property are advised and discussed, such as:- is a purchaser in a chain, are they able to move quickly, has the vendor got their conveyancing solicitor in place etc. etc. There are a number of items that Lilypad Estates can give guidance on, as we are able to recommend a number of trustworthy and professional organisations if a vendor should find they need them.
Once an offer is accepted by the vendor, Lilypad will send out the Memorandum of Sale to all the parties involved and will progress the sale advising throughout the transaction from for the moment that the Memorandum of Sale is sent through to the Exchange and finally the Completion.
Our fees cover all promotional costs including boards, illustrated sales particulars, local and regional advertising and mailing.
Should any additional costs be incurred these will always be discussed and confirmed in writing to the client(s) beforehand.
Our fees become due once contracts have been exchanged and an invoice will be raised at that time.
We will normally accept settlement following completion. We reserve the right to charge interest on invoices not paid within 3 days of completion at the rate of 5% above the Bank of England 3 month base rate prevailing at that time.
In signing this agreement you authorise your Solicitor/Legal Conveyancer to pay our fees immediately upon completion of the sale.
