With no upfront fees or payments due until the Tenants make their first payment, we are confident we will find great Tenants to rent your property. We operate on a no let, no fee basis.

Once we have agreed a rent amount for your property, we will prepare to market it by taking photos of the whole space and writing up a description that will show your property at its full potential. This will all be run by you before it goes live, and you may contribute to the photos and the write-up as you wish. We will then proceed to market your property on all the mainstream property letting platforms such as Rightmove, Zoopla, OnTheMarket and our website. The advert will also be shown in our shop window.

We will start booking viewings in as soon as we receive enquiries, keeping you up to date with any interest in the property and any helpful feedback received during the viewings. Once we feel that we have found greatly suitable Tenants for your property, we will consult with you, providing you with as much insight on the potential new Tenants as possible. We appreciate how important it is to know about who is living in your property and that is why we take great consideration when choosing the right Tenants.

Providing that you are satisfied with the chosen Tenant(s) and a move-in date has been agreed by all, we will charge them a holding fee (which will go towards their first payment) which will secure them the property and then state the listing as ‘Let Agreed’ on the market. We will then start the reference checks, using a highly reputable referencing company called Homelet to do so. Homelet will carry out a detailed check on each Tenant, contacting their employers, to verify their income, and their previous Landlord(s) for a reference.

Following accepted reference checks, we will send the Tenant(s) a How to Rent guide and prepare for the Tenant(s) to move into your property. This includes producing an Assured Shorthold Tenancy Agreement and arranging an inventory. We can also assist you with any maintenance, cleaning or certificates that the property needs prior to move-in, such as an EPC certificate.

On the day that the Tenants move in, we will check them in and hand over the keys, and they will check and sign the AST. The Tenant(s) first payment will be made to us, then we will deduct our fee from that amount then transfer on to you. If we are not managing your property, it is your responsibility to make sure the deposit is protected. If we are managing the property, we will protect the deposit with DPS.
